We think of our job as a profession. The rigors of becoming a licensed appraiser have increased more than ever in the past. So it goes without question in this day and age that real estate appraisal can certainly be dubbed a profession as opposed to a trade. As with any profession we must follow strict ethical considerations.

An appraiser's primary responsibility is to their client. More often than not, for a normal residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. Subsequently, appraisers are typically restricted to only disclosing their findings to their clients, so as a homeowner, if you want to review an appraisal report, you generally should obtain it via your lender instead of the appraiser.

Other obligations include numerical accuracy depending on the assignment parameters, acquiring and keeping a particular level of competency and education, and the appraiser must conduct him or herself as a professional.
